Hangar #49 on taxiway L is 40'x40'. The back wall was moved in 2019 and placed on concrete pillars that are 4 down. Concrete floor was poured in 2020 with radiant heat tubing installed for eventual in-floor heat if desired. Floor has 2 blue board under it for insulation. The balance of the posts (side walls) had new treated 6x6 posts set next to them and attached to existing posts prior to the floor being poured. New front hangar door was installed in 2020 supported by new 6x6 posts set on concrete footings 4 deep. The door opening dimension are 40 feet wide by 11 feet 1 inch high. New electrical service in 2018-hangar was completely wired to code in 2019 and 2020 with shielded wire. Insulation is 3 of foam on the walls and 4 of foam on the roof. Heated the hangar from November thru April with a 220-volt heater for about $150 per month keeping the hangar about 50 degrees. This hangar is tight and heats easy. Plumbing for a half bath has roughed in before the floor was poured. The sewer line and water line are stubbed to the outside of the building and marked. A Platt/plan is available for hooking up the water and sewer. Natural gas is not hooked up yet, but it is close and available. Buyer to verify dimensions. Hangars don t come up often, best move fast if you have an interest!
